I have recently been asked if a home inspection is really needed. The answer is YES. On any home, new or old, there can be builder oversights and costly repairs that are hard to notice by the average home buyer. Many times, a home is the largest investment you make - you will want an inspection to minimize unpleasant, frustrating & costly surprises. An inspection will help you learn the details about the new or existing home, as well as what it will take to maintain the home. Ideally, the buyers should be present during the inspection. This is a great opportunity to educate yourself on the nitty gritty details of your new home. A standard home inspection report will usually cover the heating system; central air conditioning system; interior plumbing & electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components. I also recommend that you have a radon test done. It is usually an additional fee, but Radon is fairly common in Illinois. Upon receiving the inspection report, you will need to decide a few things:
Ask the seller if they will fix the issues.
Have the seller give you a credit at closing for you to fix the issues.
Back out of the deal due to inspectors findings.
Don't ask for any credits or fixes and buy the home.
I believe the home inspection is one of the most crucial steps in home buying. The cost of the inspection is minor compared to the cost of unexpected home repairs! Take advantage of the inspectors knowledge, you can learn a lot.
